You may come across other condos for sale in Cypress Fairway but be aware of the dreaded Short Sale. These listing will have "SUBJECT TO THIRD PARTY APPROVAL" in them. In our experience with Short Sales they are a waste of time for everyone involved. What is it? In short, the current owner is behind in their mortgage and they are attempting to sell before they are foreclosed on. I say the word attempting because that is what really is going on. These are listed at great prices but most of the Real Estate Agents that list these do not even know if the lender will accept the short sale. The average time it takes to hear back on a short sale is 3-6 months and usually it's a no and that time is wasted. That is why you will not see any short sales on our website here at www.cypressfairway.com! Again, a listing with "Listing price may not be sufficient to cover all encumbrances, closing costs, or other seller charges and sale of Property at full listing price may be conditioned upon approval of third parties" is probably a listing you want to stay away from go with a Bank Owned home or condo instead. Bank Owned can close quick because they have already gone through the foreclosure process unlike short sales that are currently going through it!
